Taking over a property is an art if orchestrated properly.  We have carried out many successful management takeovers, due mainly to the extensive preparation and detailed and comprehensive checklists we have designed and implemented.


The most imprtant issue to deal with is personnel. Meetings held with management and employees are top priority. During these meetings, all relevant information is shared with employees so that they can focus on the job at hand instead of worrying about their job security. Along with meeting the personnel needs Delaware North exceeds the needs of the guests.

 

There are many things which need to be done before assuming management. They are items such as determination of registrations, bank accounts, checks, licenses, permits, sales tax arrangements, utility cutovers, personnel issues, inventories, ongoing contracts and leases, insurance and marketing issues and closing items.

 

Upon takeover, all cash is secured followed by gaining control of the physical plant and equipment. The short term operational needs are determined and addressed to ensure that guests are not impacted by the transition. Once the operation is stabilized, a review of each functional area must be completed. This will uncover any immediate distress points.
